The Great Falls Association of REALTORS® (GFAR) and other real estate organizations play a critical role in supporting the growth and development of the Great Falls area by advocating for policies, facilitating development opportunities, and providing market expertise.   1. Advocacy & Government Affairs
  • Policy Engagement: GFAR actively engages with local, state, and federal policymakers to advocate for legislation that supports responsible growth, homeownership affordability, and private property rights.
  • Public-Private Partnerships: The association collaborates with city officials, economic development groups, and developers to support housing and commercial growth that aligns with community needs.
  • Zoning & Land Use Advocacy: REALTORS® work with the City of Great Falls and Cascade County on zoning changes and land-use policies that encourage smart growth, mixed-use developments, and affordable housing projects.

  • Working with Developers: GFAR connects developers with available land, financing resources, and regulatory guidance to accelerate housing and commercial projects.
  • Supporting Business Growth: Through partnerships with organizations like Great Falls Development Authority (GFDA), REALTORS® help attract new businesses and industries that boost the local economy and increase housing demand.
  • Affordable Housing Initiatives: The association supports programs such as NeighborWorks Great Falls and Montana Housing Fund to provide down payment assistance, first-time homebuyer programs, and affordable rental options.

  • Housing Market Reports: REALTORS® provide critical data on housing trends, inventory levels, and pricing to inform developers, city planners, and investors.
  • Demand Assessments: GFAR helps quantify housing needs (e.g., the estimated 650 new units per year demand) to guide new construction efforts.

  • Advocating for Workforce Housing: GFAR supports initiatives that provide housing for essential workers, such as teachers, healthcare workers, and first responders.

Key Recent Efforts:

  • Supporting the “The Falls” Mixed-Use Development: GFAR has played a role in promoting and assisting in the planning of this 100-acre development featuring retail, housing, and commercial spaces.
  • Advocacy for Property Tax Relief: REALTORS® have been instrumental in discussions surrounding property tax relief initiatives proposed in Montana’s Legislature.
  • Affordable Housing Partnerships: Collaborating with NeighborWorks Great Falls to increase access to affordable homeownership opportunities.
